A structural engineer works out how a building carries its own weight and everything acting on it — the roof, the floors, the furniture, the wind coming off Port Phillip Bay, and the ground moving underneath it. When you'll need a structural engineer in Victoria
The common triggers are straightforward. You're removing or altering a load-bearing wall to open up a kitchen and living area. You're adding a second storey, and the existing footings and frame have to carry loads they were never designed for. You're building a deck, carport or shed that needs a permit. You're putting in a retaining wall over a metre high. You're buying a property and the inspection report has flagged cracking you want assessed properly. Or your builder needs a certificate of structural adequacy before the surveyor will move to the next inspection stage.
Why Melbourne soil makes a difference
Much of Melbourne sits on reactive clay, classified from Class S through to Class H2 and P under AS 2870. Reactive soil swells when it's wet and shrinks when it dries, and that movement is what cracks brickwork, jams doors and lifts slab corners. The western suburbs, the basalt plains around Sunbury and Melton, and pockets through the north and east all behave differently, and a footing design that's perfectly sound in one area can be under-designed in another. We size footings against the actual site classification rather than a generic assumption, which is also why we'll ask for a soil report when one is warranted.
The other Melbourne-specific factor is the housing stock. Inner suburbs like Richmond, Fitzroy and Coburg are full of solid-brick and weatherboard homes built long before current standards, often with shallow footings and no damp course. Growth corridors like Point Cook, Epping and Pakenham are almost entirely slab-on-ground construction on relatively young fill. Hill suburbs such as Eltham and parts of the Mornington Peninsula bring cut-and-fill sites, batters and retaining. Each of those calls for a different starting point.
